Booking Terms & Conditions

1. Arrival and Departure: Arrival at the villa or apartment (unless otherwise advised to you in writing) should be after 3 pm local time. The property must be vacated by 11 am on the day of departure unless otherwise agreed with the owner. Vacating after 11 am may incur charges equivalent to one day's accommodation cost.

2. Cancellation: In the event that you cancel your confirmed booking, the following cancellation charges will apply:

Period before departure: Cancellation charge:

Less than two months: Deposit
Between one and two months: 50% of rental cost
Less than one month: 100% of rental cost

3. Force Majeure: The owners of the property or their agents will not be liable for loss or delay caused by any of the following: strikes, riots, political unrest, hostilities, war or the threat of war, terrorist activity, industrial disputes, fire, flood, technical or weather problems involving transportation, aircraft grounding, closure of airports or ports, weather or any other event(s) beyond the owner's control.

4. Security Deposit: A returnable deposit of 200 euros for the villas and 100 euros for the apartments will be required, and will be payable upon arrival, to cover any loss, breakages or damage occasioned by the use of the property by the parties to this agreement. The costs for any damage or breakages, except minor ones, shall be the tenant's responsibility and shall be payable to us upon demand. The security deposit shall be refunded after the property has been vacated following an inspection of the property upon your departure.

5. Changes to booking: Any changes to a confirmed booking cannot be guaranteed by the owners. Depending upon the nature of the changes, additional charges may be payable by you.

6. Payment: 25% of the total rent must be remitted to the owner in order to reserve the villa or apartment (as a non-refundable deposit). The balance shall be payable to the owner 8 weeks prior to arrival at the property.

7. The Accommodation: The property cannot be sub-let or assigned. Only the persons declared on the booking form are permitted to stay in the property. No pets or animals are permitted.

8. Property management: Any matters relating to the property during your stay may be referred to the owner.

9. Jurisdiction: Signature of the booking form constitutes acceptance of a contract on these terms subject to Cypriot Law and the exclusive jurisdiction of the Cypriot courts.
